Investment properties can be a terrific way to make some extra income and this market is ripe with investment opportunities; the sellers are motivated, the loans are available and interest rates are flexible. But before you start looking for a property, there are some things you should consider.

Pick your property. First, determine what kind of investment property you’re interested in. Do you want to be a landlord? Do you want to buy and flip a house? Are you interested in commercial or residential property? Houses or apartments? “Right now is a great time to find foreclosed properties,” says Matthew Rand, Managing Partner of Better Homes and Gardens Rand Realty. Spend time thinking about what type of property is right for you.

Know the market. Before you begin searching, learn the ins and outs of your local market. “Study what prices look like in your area, and consider working with an experienced agent who is familiar with your location,” recommends Rand. “Find a reliable agent or broker to work with; a good team can advise you through every step of the process.” It’s also smart to talk to those who already have experience with investment properties.

Talk to your lender. “You should always talk to your lender before you start searching,” suggests Rand. It’s important to know what you can afford and what the interest rate is going to be. Meet with a couple of different lenders to see who can get you the best deal.

Consider hidden costs. You may plan on renting out the property, but don’t forget about things like maintenance costs, taxes, tenant turnover costs and vacancy periods. “A lot of buyers planning on renting out their investment property don’t factor in tenant turnover costs. These costs accrue from things like advertising for a new tenant and spending time finding and showing, cleaning, repainting, replacing carpet, and more,” says Rand. “And don’t forget taxes. Every property you’ll own will have both property and income taxes you’ll have to pay, so it’s important to know your costs and your estimated income.”

Are you interested in a Management Company? If you want to invest in a rental, but don’t want to take care of the property yourself, you can consider a Management Company. These companies usually take 6 percent of the total rent in exchange for dealing with paperwork, maintenance, legal issues, any possible evictions and a myriad of other problems that may arise. “As being a property manager can be extremely time consuming, many investment property owners choose to go with Management Companies. This is something you should decide before purchasing,” Rand advises.

Consider all aspects of investing before committing. “Right now, more and more Americans are turning to rental properties, so purchasing a property you plan on renting may be smart for you,” recommends Rand.

Homes.org Releases Mortgage Rates Update – Interest Rates Drop Despite Economic Improvement

The Homes.org weekly mortgage rate report shows that interest rates fell this week, which wasn’t what many analysts were expecting. The decrease of four basis points brings mortgage rates down to new record lows. Traditionally, when the economy improves, which this week’s economic reports continue to suggest, interest rates will rise. But the Fed’s actions to keep base rates at near zero and uncertainty in Greece, which is affecting the Eurozone’s economy, are helping to suppress rising mortgage interest rates.

Current interest rates are:

         4.10% – average rate for a 30-year fixed rate mortgage

         3.35% – average rate for a 15-year fixed rate mortgage

This week there are a number of economic reports coming out that may have an effect on interest rates. The reports include:


    Tuesday – January Retail Sales report
    Thursday – Producer Price Index
    Thursday – Consumer Price Index
    Thursday – Jobless Claims report
    Thursday – New Housing Starts report and the Jobs report
    Friday – Consumer Sentiment report for the first week of February

The economic reports started off well for the U.S. economy this week with the January Retail Sales report showing a gain of 0.4%. Auto sales fell but spending was up in other areas including home and garden supplies. The Producer Price Index also showed very modest improvements going up by only .01%.

The bigger economic news was the unexpected drop in jobless benefit claims last week which was at its lowest level in four years. There were 13,000 less claims, that’s below even the lowest economist expectations and further suggests that the jobs situation is improving in the U.S.

The other report that will have the biggest impact on the housing market is the Housing Starts report. The report showed a 1.5% increase in housing starts in the month of January. Building permits were also up from the previous period.

Homes.org is forecasting that given the better than expected economic reports this week and the already record low mortgage interest rates, we’re likely to see a slight increase next week.

This week Better Homes and Gardens Rand released their Quarterly Market Report reviewing real estate market trends in Westchester and the Hudson Valley for the fourth quarter of 2011.

In the report, Rand discusses the fact that overall prices have continued a slight decline while unit sales have picked up, a clear sign of a mature buyers market. At the very least, low interest rates should prop up an unsteady market while it regains its footing.
